The proposed agent share of a referral fee will be disclosed in the written terms.
Deep Roots Realty
Step back from the transactions. Stay close to the people.
Your clients still call when a real estate question comes up. Deep Roots Realty is being developed as a referral-focused path for Texas agents who want to stay connected while an active agent handles the transaction.
The brokerage setup, affiliation process, and written terms are being finalized.
The idea
There is value in the trust you have already built.
Taking a break from showings, negotiations, and deadlines does not mean disappearing from your clients’ lives. The planned program would let you remain a point of connection while an active Willow agent handles the work of the transaction.
We will review the final setup, fit, sponsorship, scope, and written compensation terms with you before anyone affiliates or sends a referral through Deep Roots Realty.
A reason to stay connected
Your relationships deserve more than a spreadsheet you forget to open.
We are exploring a relationship workspace that keeps your people, personal context, and the next time you want to reach out in one place. Prompts and reminders would help you follow through on conversations you choose to have.
The planned focus is staying in touch and making introductions. When someone needs real estate representation, an active Willow agent would handle the transaction.
Program terms in development
Know the terms before you decide.
Referral share, any program fee, and payment timing will be set out in writing before the program opens.
Any fee and its billing schedule will be disclosed before anyone joins.
The payment trigger and timing will be stated in the written agreement.
Final terms will be provided in the written affiliation and referral agreements before anyone joins or sends a referral.
How the conversation works
Simple for you. Considered for your client.
Tell us where you are.
Share your license status, the kind of referrals you expect, and what you want your next season in real estate to look like.
Review the actual terms.
We will discuss eligibility, any required affiliation or association steps, the referral process, and compensation before anything is agreed.
Make a warm handoff.
When someone you know needs help, connect them with Willow. We will identify an agent whose market and experience fit the client’s needs.
Know who is taking care of them.
The servicing agent handles the real estate work. Referral compensation, when earned, follows the written brokerage agreement and applicable licensing rules.
A clear role
Refer the relationship. Let the working agent do the work.
A referral-only role is for introductions. It does not include listing homes, showing property, negotiating, leasing, managing property, or advising a client through a transaction. We will confirm the specific permitted activities in the affiliation agreement.
Association dues and MLS access depend on the applicable association and your memberships. We will review those specifics with you before you change or cancel anything.
Questions worth asking
Know the arrangement before you join.
Who can join?
Texas real estate license holders who want to focus on referrals. We review licensing, sponsorship, and fit with each agent.
What would I earn?
The referral share and payment terms are being finalized. You will receive the written terms before deciding whether to affiliate.
Can I refer someone outside DFW or Austin?
Tell us where the client needs help. We will confirm whether Willow can serve them before accepting the referral.
What if I want to practice again?
Talk with Todd first. Moving from referrals back to transaction work requires the right sponsorship, membership, access, and written role change.
Ask about the plan
Tell Todd what you want this next chapter to look like.
We can discuss the proposed role now and share the final setup and written terms when they are ready.
