Before the sign
Your value review begins with the property.
A useful pricing conversation requires more than an automated estimate. Willow considers the home’s condition, improvements, setting, current competition and the way buyers are behaving in the relevant market.

Get your home market-ready.
Pay half now and the rest from your proceeds at closing.
The remaining balance is due at the earliest of closing, listing expiration or termination, or 120 days after substantial completion, even if the home does not sell.
Put your preparation plan in motion without paying the full project cost upfront. Keep more cash available for your move while M25 handles the agreed repairs and improvements.
Todd Bingham owns Willow Real Estate and M25 Remodeling and has a financial interest in both. Choosing M25 is voluntary; you may use another contractor. Work is subject to a separate written project agreement. No sale, sale price, timing, or return on improvements is guaranteed. Property-management maintenance has separate terms.
Willow seller commitments
A plan before launch. A real update every week.
These are service promises Willow can measure. They do not promise a sale date or price.
01 / Launch
The plan comes first.
Before your home goes live, you receive the pricing rationale, preparation decisions, marketing plan, agreed launch date and first review point in writing.
If a Willow-caused delay moves the agreed launch date, Willow provides a revised date and recovery plan within one business day.Read the launch terms →02 / Every week
You will hear from us.
While your home is actively listed, we send a substantive update at least every seven calendar days covering activity, available feedback, market position and our next recommendation.
If we miss a week, we send the overdue update by the next business day and Willow reviews the communication plan.Read the update terms →
The selling plan
Every step should strengthen your sale.
01
Walk the property
Identify the strengths, concerns and preparation choices that could affect the launch.
02
Set the position
Build the pricing and timing strategy around the home, the competition and your goals.
03
Present it well
Our marketing team uses professional media and a focused campaign to make your home stand out to the right buyers.
04
Negotiate the whole offer
Compare price, terms, financing, timing and risk with experienced negotiation and a clear plan.
What good representation adds
A sharper launch and a stronger negotiating position.
Preparation
Spend where it helps the sale, preserve what already works and avoid activity that adds little value.
Marketing
Our marketing team creates the photography, property story, floor plans and virtual media that help buyers see the value before they walk in.
Terms
We negotiate beyond the headline price, protecting the terms, timing and certainty that affect what you actually take home.
Prepare with judgment
The right amount of work is different for every home.
Targeted updates
Fix what matters
Some repairs can reduce buyer hesitation. We will help weigh their cost against the likely benefit.
As-is strategy
Know when to stop
Sometimes pricing and presentation are a better use of time and money than more renovations.
A useful first step
Let’s walk the home and talk through the options.
Willow will give you a candid view of the property, the likely market position and what we would recommend before launch.
