Todd Bingham owns Willow Real Estate and M25 Remodeling and has a financial interest in both. Choosing M25 is voluntary; you may use another contractor. Work is subject to a separate written project agreement. No sale, sale price, timing, or return on improvements is guaranteed. Property-management maintenance has separate terms.

How it works

From preparation to closing.

How does the 50/50 program help me?

You pay half the agreed project cost upfront and can pay the other half from your sale proceeds at closing, provided closing occurs before another payment deadline. That reduces what you need to pay upfront while you prepare your home for the market.

When is the remaining balance due?

The remaining 50% is due at the earliest of closing, listing expiration or termination, or 120 days after substantial completion. Your obligation is not contingent on a sale.

Do I have to use M25 Remodeling?

No. Choosing M25 is voluntary. You may select another contractor. Todd Bingham owns both Willow Real Estate and M25 Remodeling and has a financial interest in each.

What work should I do before listing?

Start with a repair assessment. Discuss the condition of your property, timing, and budget before deciding on a written scope. Improvements do not guarantee a sale or a return on the amount you spend.

What does substantial completion mean?

The written project agreement will define substantial completion and how its date is documented. Review that definition and the payment deadlines before signing.

Does this cover property-management maintenance?

No. Property-management maintenance is handled under separate written terms. The seller program’s payment schedule does not automatically apply.
